Can I negotiate a loan modification myself?

Yes. You could negotiate a loan modification yourself but with far less success than if you had a professional attorney and staff working for you to negotiate on your behalf.  We have direct lines of communication with most lenders which affords us the ability to get through much quicker to your lender and start the negotiation process.  Once we have a mitigation specialist assigned to your file, they will work one on one with our staff until successful completion of your loan modification.

What happens to my credit during the negotiating process?

Chances are that if you are in need of a loan modification your credit has already taken a severe hit.  So for that matter, a loan modification will not in itself damage your credit any more than it already is.  In fact, in the end it will only help your credit because you are going to obtain a solution to your mortgage that is going to allow you to stay current on your mortgage and make your payments on time which only helps improve your credit score.

Why do you have more success at negotiating a loan mod?

Can you still help even if the foreclosure process has been started?

Yes we can still help.  But every day that goes buy gives us less of a chance to address your problem.  Up until the foreclosure sale occurs there is still hope. If a sale date for your house has been set you need to act fast. We have stopped sales set for the next day but this is very risky and some lenders will not agree to it. You're best option is to take action immediately to stop foreclosure before it goes too far.  We can most likely help you, but you must call us immediately.
